Midtown
Home to diverse population of nearly 17,000 people, Midtown is the educational, medical and cultural heart of Southeastern Michigan. Institutions such as Wayne State University, Detroit Institute of Art, Charles H. Wright Museum of African American History, Detroit Public Library, Masonic Temple, Detroit Medical Center and Orchestra Hall call the neighborhood home. Midtown is actually comprised of six smaller unique neighborhoods: Cass Park, once the home of Detroit's Chinatown, fell on hard times following the end of the Second World War and became one of the poorest neighborhoods in Michigan. Today, while Cass Park is far from being fully revived, it is experiencing a resurgence with dozens of lofts and affordable housing units completed, planned or underway. Brush Park was once one of the wealthiest neighborhoods in Detroit, but as its wealthy residents moved further north to newer neighborhoods in the 1920s, many of mansions were turned into boarding rooms for the influx of immigrants pouring into the city during the auto boom. Brush Park was nearly wiped off the map during the 1960s and 70s due to urban renewal plans and the construction of the Fisher Freeway (Interstate 75). However in the 90s, urban pioneers began to renovate several of the once grand Victorian homes in neighborhood and by the early 2000s, the Woodward Place condo development by Crosswinds further fueled the revival of the neighborhood. Today, Brush Park is well on its way to coming back. The Cultural Center/Art Center neighborhood is home to most of Detroit's cultural institutions including the Detroit Institute of Arts( the fifth largest art museum in the nation), the main branch of the Detroit Public Library, the Detroit Historical Museum, Charles H. Wright Museum of African American History (the world's largest), Detroit Science Center and the College of Creative Studies, one of the premier art colleges in the nation. The Wayne State University neighborhood is of course home to Wayne State University, the third largest university in Michigan and one of the largest in the nation. In recent years, Wayne State has undergone a massive building boom to shed its image of being of commuter school. Since 2000, three new dorm buildings, fitness center, welcome center and a Barnes & Noble campus bookstore have been built. Several more buildings are in the planning stages. The Mid-City neighborhood is home to the Detroit Medical Center, one of the largest in the nation. Many of the hospitals and research facilities located in the DMC are some of leading facilities in the country when it comes to children's care, cancer research, surgery and women's care. The Orchestra Place neighborhood is home to institution such as the Detroit Orchestra Hall, Masonic Temple and the Detroit High School for the Fine and Performing Arts. This area is also home to one of the city's first historical districts, West Canfield.

Woodward Place@Brush Park-Woodward Place is a 700-unit townhome development going up at Woodward and I-75. Work started in 1999 on the project, with the first units opening in 2000. The entire project is scheduled to be completed in several years. UNDER CONSTRUCTION
 
 
70 W. Alexandrine-A $20 million renovation is planned for this building that will turn it into 95 market-rate rental apartments. PROPOSED
 
 
Brush Park Village North-This new development in the Brush Park section of  Midtown will feature 26 Carriage Homes, Lofts, Studios, Duplexes and Townhomes. Prices for the units will range from $140,000 to $430,000. UNDER CONSTRUCTION

 

Park Shelton Condominiums-The Park Shelton Apartment complex is being converted into 220 condos priced between $85,000 and $300,000. The conversion will also include a new 338-space parking deck. UNDER CONSTRUCTION

 
 
Centurion Place-Centurion Place is a 50-unit attached condo development that is under construction in the area bounded by Kirby, St. Antoine, Frederick Douglass and Beaubien. Brush Park Homes-The Hubbell Group and Madison Madison International plan to 120 new homes and renovate 30 others in the Brush Park neighborhood. The houses in Brush Park will be priced from $120,000 to $500,000 and include two or three bedrooms, gourmet kitchen, living room, dining room and attached garage.

3100 Woodward Lofts-Located at 3100 Woodward, this art-deco building formerly known as the Crystal Ballroom will be renovated into 13-16 lofts. Units will range in size from 900-2,000 square feet. Lofts will start at $185,000. PROPOSED

 
 
Willys Overland Lofts-This 75-unit loft development in the original home of the Willys Overland Company will feature lofts ranging in size from 1,000 square-feet to 3,000 square-feet. Construction began in Spring 2006 and be complete by early 2007. UNDER CONSTRUCTION
 
 
Eddystone Euro Condominiums-Developer Jim Wickenheiser plans to turn the former Hotel Eddystone on Park Avenue into 60 condominiums with ground-floor retail space. The project is still in the planning stages. APPROVED

Auburn Lofts-The former Auburn Motor Group Building will be converted into 14 lofts and one commercial space. The lofts will range in size from 900-1,400 sq ft. Prices will range from $180,000 to $230,000.

Central Brush Park-The Central Brush Park Development Company, managed by the Belmar Development Group, is planning to build 147 units on a 6-acre site between Brush and John R. Along John R and Brush, 5-story loft buildings with possible neighborhood retail will be built. In the same vicinity, live/work units will be built in three-story buildings that will allow for the first floors to be used as home-based businesses or artist studios. The Edmund and Watson blocks will feature clustered rowhouses designed to complement existing homes. In the alleys behind the rowhouses, carriage houses will be built to resemble the original carriage houses that once served as manor homes in the neighborhood. APPROVED
 
 
Crystal Lofts (3100 Woodward Development)-The Belmar Development Group is planning to redevelop the 3100 block of Woodward. The first phase of the plan calls for renovating the Crystal Ballroom into 17 lofts and 14,000 square feet of retail/commercial space. The lofts will range in size from 950 to 2,200 square feet. An additional level will be added to the structure to house four penthouse units with floor to glass ceiling ranging in size from 1,500 to 2,000 square feet, plus private rooftop terraces. The second phase of the 3100 block development will include the construction of 150-175 residential units, additional retail space and a new headquarters for the King David Lodge. Condos @ 75-The Belmar Development Group is planning to renovate three buildings on the corner of Cass and the north I-75 service drive into condominiums. The first of the three buildings, 2467 Cass, will be turned in 20 condo units. The one and two bedroom units will range in price from $134,900 to $237,000 and offer 750 to 1,300 square feet of living space. UNDER CONSTRUCTION
 
 
Nailah Commons-This project will involve the construction of 23 units located on E. Ferry and Kirby Streets between St. Antoine and I-75 service drive. The units will range in size from 950 square feet to 1200 square feet and will range in price from $155,000 to $185,000.

Garfield Historic District Redevelopment Project-The Garfield Historic District Redevelopment Project is a major project that will include the Virgil H. Carr Cultural Arts Center, which will be the first of its kind in the nation to house under one roof all of the various disciplines of African-American art, including painting, sculpture, creative writing, photography, film, theater and music, residential units, commercial space, parking decks and retail space. The project includes the expansion of G.R. N'Namdi Gallery, which will create more gallery and retail space in buildings at 52 and 66 E. Forest, the renovation of two apartment buildings at 71 and 74 Garfield into 58 apartments, the Garfield Development Group (the group behind the apartment renovations) also plans to build a multistory condominium building at Garfield at John R. The $8.1 million project will also include retail and commercial space on the ground floor. The city also plans to construct 3 parking decks to support these projects. One structure will be under a Garfield Development condominium building and another west of the apartment project at 71 Garfield. The city is still working on a location for the third deck. This development is still in the planning stages. APPROVED
 
Virgil H. Carr Cultural Arts Center:
Woodward/Willis Mixed-Use Project-The University Cultural Center Association is planning to develop a mixed-use building at the corner of Woodward and Willis. The building will include 1,000 square feet of ground-floor commercial space and 22 to 24 two-story loft units. The units will range in size from 850 to 1,200 square feet and be priced from $100,000 to $190,000. Construction is set to start in the fall of 2006 and be complete in 2007. PROPOSED
 
El Moore renovation-Developer Charles Greer is planning to renovate the El Moore Apartment building into 8 condominium units and construct an adjacent 4-story, mixed-use building that will feature 3,519-square-feet of office space and parking on the ground floor and 18 residential units on the second, third and fourth floors. The developer is also proposing to build two accessory buildings off the alley to provide off-street parking for the El Moore and an elevator stair lobby between the two buildings to service the El Moore and the proposed mixed-use building. South University Village -Wayne State University in partnership with Grand Rapids-based Prime Development is planning to build a $34 million development that will feature 128 "loft-like" rental apartments, retail space and an 800-space parking garage. The housing and retail would be in 5-story building fronting Woodward, while the parking garage would be on the south side of Forest between Cass and Woodward. Construction started in Spring 2007 and will be complete by 2008. If the project is successful Wayne State plans to build another 5-story building that may sell as condominiums. UNDER CONSTRUCTION
 
Cass Student Housing-A $14 million, 5-story student rental building is being planned on Cass Avenue south of Warren. The building will contain 70 residential units and 10,000 square feet of ground-floor retail space.APPROVED

Barbara Ann Karmanos Cancer Center-The Barbara Ann Karmanos Cancer Institute is planning a $47 million clinical cancer center in the Detroit Medical Center. The new facility will feature six operating rooms and a cancer-specific diagnostic imaging center. APPROVED
 
 
Wayne State Hockey Arena-Wayne State is making plans to build a 4,500-seat hockey arena near its football stadium at Warren and the Lodge Freeway. The arena would cost about $34 million to build. PROPOSED
 
 
Wayne State School of Business Building-Wayne State University is planning a $30 million, 75,000 sq ft building for the School of Business, to be located at Ferry Street and Woodward Avenue. APPROVED
 
 
Wayne State University Engineering Development Center-Wayne State University is planning to build a $26.5 million, 100,000 sq ft, 3-story engineering development center building next to the Engineering Building at Anthony Wayne Drive and Warren Avenue. APPROVED
 
 
Wayne State University Medical School Expansion-Wayne State University is planning to build a 34,000 sq ft, two-story building for the School of Medicine that would connect Scott Hall and the Shiffman Medical Library. The project will cost $30 million. APPROVED

3426 Woodward-PPM Acquisitions, LLC is planning to redevelop this building into 32,000 square feet of retail space. Prospective tenants include a bank, fitness club, bookstore and offices.

North Woodward Garden Block-This project involves the restoration of the Garden Theatre and Blue Moon Building. The Garden Theatre will be returned to its original use and the Blue Moon will house a new restaurant. A new, three-story building will be constructed with retail and commercial space. Midtown Loop -The Midtown Loop will be 1.8 mile paved, landscaped, circular path that will take walkers through the Wayne State University Campus and the University Cultural Center area. The project is expected to cost $9 million and get underway in Spring 2007. APPROVED
